Clearing Land in York

York stretches from the beaches to the woods around Mount Agamenticus. Long Sands Beach (Long Beach on the state's dune maps), Short Sands Beach, Cape Neddick Harbor and Lobster Cove all have mapped sand dunes. The York River, designated Wild and Scenic in December 2022, runs through salt marsh and tidal flats. Inland, the Mount Agamenticus region covers more than 10,000 acres of forest, wetlands, ponds and streams, and much of the water in Chase's Pond flows off the mountain's south slope.

The work that suits forestry mulching here runs from opening a wooded house lot or driveway edge to careful thinning near the shore inside the shoreland limits. One machine grinds the brush and small trees, and the mulch stays on the ground as cover, with nothing hauled away.

The Rules Where You Live

York administers shoreland zoning through its own ordinance, and Maine lets towns adopt rules stricter than the state's. As a baseline, Maine's minimum shoreland zone covers land within 250 feet of great ponds, rivers, the ocean and the upland edge of coastal and freshwater wetlands, and within 75 feet of streams. Maine's minimum clearing standards near the water are:

A buffer strip 100 feet deep along great ponds and rivers that flow to them, and 75 feet deep elsewhere, where a well-distributed stand of trees and other vegetation has to remain.
No canopy opening over 250 square feet in the buffer, and plants under three feet tall stay.
No more than 40% of tree volume removed in any ten-year period.
Beyond the buffer, clearing capped at 25% of the lot or 10,000 square feet, whichever is greater.

Sand dunes

Long Beach, Short Sands Beach, Cape Neddick Harbor and Lobster Cove are on the Maine Geological Survey's coastal sand dune maps. Removing vegetation in a dune system takes a Maine DEP permit, and DEP says it generally isn't permitted.

Chase's Pond drinking water

Chase's Pond has been the sole source of York's drinking water since 1896, and the York and Kittery water districts have acquired 4,445 acres around Mount Agamenticus to protect their supplies. Erosion control is part of every lakefront job we plan.

York Questions

We live near Long Sands or Short Sands. What can be cleared on our lot?

That turns on where the lot sits. Both beaches are on the state's coastal sand dune maps (Long Sands appears there as Long Beach), and vegetation removal inside a dune system needs a Maine DEP permit and is generally not allowed. Lots set back from the mapped dunes may be workable once the town confirms what applies. We'll pull up the dune map with you before we quote.

I'm on the York River. What thinning is allowed near the water?

Start with the town, since York's ordinance governs and can be stricter than the state. Under Maine's minimum standards, a buffer along the water keeps a well-distributed stand of trees, with no canopy opening over 250 square feet and no more than 40% of the tree volume removed in ten years. Selective thinning inside York's limits is the way to do it. We don't clear-cut shorelines.

Can you cut trails on wooded land near Mount Agamenticus?

Yes. Trail cutting suits a forestry mulcher, which grinds a path through brush and saplings and leaves the chips as a soft tread. Near the mountain, confirm your property lines first. The York and Kittery water districts have acquired 4,445 acres in the area, so trails need to stay on your own land.
