A buffer along the water, generally 75 feet from the high-water line or the upland edge of a wetland.
Inside the buffer, canopy openings of 250 square feet or less, with groundcover and plants under three feet tall kept in place.
A ceiling of 40% of the volume of trees four inches or more in diameter in any ten-year period.
Beyond the buffer, total clearing held to 25% of the lot area or 10,000 square feet, whichever is greater.

Resource Protection

Some land near the water is in Yarmouth's Resource Protection District, which the Planning Board describes as defined by features such as wetlands, steep slopes, floodplains, soils and areas of erosion. The town's zoning map notes that the district's limits are illustrative and subject to field verification. In a 2025 recommendation to the Town Council, the board noted that for a typical homeowner, tree removal or vegetation maintenance in the district may require a permit from the Code Enforcement Officer.

My house is on Cousins Island. What applies near the shore?

Yarmouth's shoreland zone reaches 250 feet from the upland edge of a coastal wetland, which takes in areas the tide reaches. Under Maine's minimum standards that means a vegetation buffer along the shore and caps on canopy openings and tree removal, and the town can be stricter. Steep or eroding banks may also be Resource Protection. Building Permits & Codes is the first call.

Can you clear bittersweet and honeysuckle?

Yes, invasive vines and shrubs suit forestry mulching, and both grow in Yarmouth. The town's page for Tinker Preserve says Eurasian bittersweet began taking over forest, shrubs and fields there, and it lists invasive Morrow's honeysuckle among the shrubs. Mulching grinds stems and vines in place. In the shoreland zone or Resource Protection, the clearing limits above still apply.
