North Berwick mixes rivers, a pond and a mountain. The Great Works River and the Neoutaquet River both run through town. Bauneg Beg Pond, which state maps call Bauneg Beg Lake, is a 200-acre impoundment of the Great Works River shared with Sanford. On Bauneg Beg Mountain, the Great Works Regional Land Trust protects two conservation areas. The northern one covers 89 acres, with trails past granite boulders and ledges and a bald top with views of the White Mountains.

The Rules Where You Live

North Berwick sets its shoreland rules as zoning districts on the town's zoning map. Outside Resource Protection areas, land within 250 feet of Bauneg Beg Pond is in the Shoreland Limited Residential district, which stretches to the 100-year floodplain where that reaches farther. The Stream Protection district runs 100 feet from a stream, wider than the state's 75-foot minimum. Resource Protection takes in land within 250 feet of each side of watercourses designated on the zoning map, and a Shoreland General Development district covers 75 feet on either side of mapped stretches of the Great Works and Neoutaquet rivers.

The town's detailed standards are in Section 5.2.17, Shoreland District Standards. Ask the Code Enforcement Office whether your clearing needs a permit. Maine's minimum clearing standards, which the town can make stricter:

Along the water, a wooded buffer of 100 feet at great ponds and rivers flowing into them, and 75 feet at other waters and wetlands.
In that buffer, canopy openings are capped at 250 square feet, and plants under three feet tall plus other ground cover stay.
Tree removal is held to 40% of the volume in any ten-year span.
Outside the buffer, clearing tops out at 25% of the lot area or 10,000 square feet, whichever is larger.

Bauneg Beg Hill

The town's Resource Protection district includes all land above the 700-foot elevation contour on Bauneg Beg Hill. If your land is high on Bauneg Beg, ask the Code Enforcement Office whether that line takes it in, and check the zoning map.

Can you clear land on Bauneg Beg Mountain?

That depends on elevation and the zoning map. North Berwick's ordinance puts all land above the 700-foot contour on Bauneg Beg Hill in the Resource Protection district, and the Code Enforcement Office can tell you whether that takes in your land. Lower down, what's allowed depends on the district your lot is in. On steep private land where clearing is allowed, our remote-controlled mulcher keeps the operator back from the slope.

It can. North Berwick's Stream Protection district covers all land within 100 feet of a stream's normal high-water line, which is wider than Maine's 75-foot minimum. Plan on selective thinning there rather than clearing everything, and ask the Code Enforcement Office whether your stream counts under the ordinance.
